An out-of-state Seller, having just inherited real estate, found itself with a prime West Hollywood retail building. But the Seller wanted cash right away and the funds at a market premium. How could she structure a deal that maximized her long term cash investment while minimizing any negative tax consequences? As market experts, Conroy Commercial located the perfect Buyer, who had aggressively sold some of his holdings, and structured a win-win deal for both parties. Key deal terms included: a sub 5.5% cap rate, yielding a supercharged cash return to Seller; a closing in excess of $700 psf; all-cash; 1-day due diligence; smooth, no-hassle closing; record net return to the Seller; and a successful 1031 exchange.
